Gurugram Luxury High-Rise Resident Alleges Builder Blocked Lift Access in Real Estate Dispute
A Gurugram luxury apartment resident has accused developer M3M of blocking elevator access to his 36th-floor home amid an ongoing legal dispute over delayed possession.

Luxury High-Rise Dispute Escalates
A resident of an upscale residential complex in Gurugram's Sector 65 has leveled serious allegations against project developer M3M, claiming that building management restricted elevator and service access to his 36th-floor home. The homeowner described the situation as akin to being placed under "house arrest."
Varun Suhag, the owner of apartment 36C at Trump Towers Delhi NCR, took to social media to publicize the grievance. According to Suhag, company staff blocked delivery agents, visitors, personal vehicles, and goods from reaching his floor following a move-in attempt.
Allegations of Restricted Access and Safety Risks
Suhag stated that the lift call button assigned to his floor was disabled, requiring his household to contact the building helpdesk manually every time they needed to operate the elevator. He claimed these restrictions often resulted in waiting times of 30 to 40 minutes.
Expressing grave concern over potential medical emergencies, Suhag highlighted that his household includes an elderly mother suffering from a heart condition and a one-year-old child. The restrictions, he argued, pose a direct threat to their safety and well-being.
RERA Filings and Underlying Tensions
In public disclosures, Suhag revealed that he took possession of the apartment on August 27, 2026, and that the access restrictions began shortly after he started moving furniture into the unit. He also raised questions regarding the status of the project's Occupancy Certificate, given that construction work on parts of the building remains ongoing.
When questioned by online observers regarding why police intervention was not sought, Suhag noted that a formal complaint had been registered with local law enforcement authorities, though officers indicated limited jurisdiction over the internal dispute.
Suhag further stated that he has initiated legal action against the developer before the Real Estate Regulatory Authority (RERA) seeking penalties for delayed possession, noting that the project's original completion timeline had targeted December 2024.
Representatives for M3M and project management have yet to issue a formal public statement addressing the specific allegations regarding lift operations and service restrictions.
